Lease Only Program

Our Lease Only Program is for those owners who are involved managing their property, but do not want to do the tenant replacement, marketing to attract new tenants, and showing the property. We find you the tenant and you do the rest.

Our initial steps for finding quality prospective tenant(s) include:

  • Property inspection & market evaluation
  • Prepare property fact sheet
  • Recommend repair or cosmetic improvements for maximizing monthly rent
  • Prepare marketing plan
  • Place “For Rent” sign at the property
  • List property on the Multiple Listing Service (MLS)
  • Advertise on social media
  • Syndication to marketplaces via vflyer.com, automatically posting to zillow, trulia, hotpads, yahoo homes, ebay classified, and many other rental sites
  • Custom Craigslist templates
  • Inter-office promotion
  • Prescreen calls and personally show the property to prospective tenant(s)

Steps after we procure a prospective tenant(s) 

  • Furnish the prospective tenant(s) with application
  • Furnish prospective tenant(s) information release for lease/rentals
  • Tenant screening, including credit scores, employment & eviction history, social security number verification, & actual call all references including landlords, employers, and personal references through Tenant National Network.
  • Submit all screened & qualified applications to the property owner for approval
  • Negotiate rent & lease terms
  • Execute residential lease agreement & other pertinent documents
  • Collect first month rent & security Deposits
  • Provide a move-in, walk-through Inspection Report
  • Hand over all the documents and money to owner to complete the process
